CRM sync: BoldTrail, kvCORE, Follow Up Boss, Lofty, Sierra

Every lead the site captures is stored in our lead database and pushed into your CRM through its API, so the drip campaigns and alerts you already built keep running. We pass the buyer's target areas, the seller's neighborhood, and the source page along with the contact, and you choose whether alerts come from us, from the CRM, or both. When a lead comes back to the site days later, you get a return-visit alert so you can call while they are looking.

Listings: IDX and MLS feeds, featured listings, portals

Listing display on the agent's site is scoped to the areas the agent can actually serve, pulled from the MLS or IDX feed (RESO Web API where the MLS supports it), or from the featured and manual listings the agent flags inside BoldTrail or kvCORE. Sold and under-contract listings drop off automatically. Zillow and Realtor.com profiles, reviews, and the Google Business Profile are kept consistent with the site so the agent looks the same everywhere a buyer checks.

A fast, mobile-first site the agent owns outright, built on our real estate base: search, selling, buying, communities, resources, and an about page with the credentials, brokerage, and license disclosure that Google and a skeptical seller both look for. The contact flow is a short wizard, buying, selling, or joining the team, that qualifies the lead before it reaches you. Layout and offer pulled from what already converts for agents in your market, and wired into Landing Pages that Learn when you want the pages to keep improving.

Lead funnel and nurture

Buyer and seller paths with different questions, a home-valuation funnel that turns "what is my home worth" traffic into seller conversations, and nurture that runs through your CRM rather than a second inbox. First-touch attribution is frozen on every lead, so you know which page, article, or campaign produced the closing when it is time to settle a referral share.

Reviews

A review request goes out at the right moment after closing, replies are drafted in the agent's voice for approval, and Google, Zillow, and Realtor.com reviews are pulled onto the site as a reviews page with review schema. Client stories and thought-leadership articles, built by agents

Every closing the client consents to share becomes a story: the agent sends a few photos and a short note, our AI agent drafts it, the story is checked against the compliance rules below, and it publishes with photo metadata stripped and only city-level location. Thought-leadership articles are written in the agent's voice from call transcripts on the niche they want to own, senior transitions, probate sales, relocation, waterfront, first-time buyers, so the site earns expertise signals rather than generic market updates.

Neighborhood pages and organic demand

Community and neighborhood pages tuned to the searches Search Console actually shows for the agent's area, plus our organic and answer-engine pipelines so ChatGPT, Perplexity, and AI Overviews name the agent when someone asks who to call in that city. Google Business Profile work is included, because most agent searches still resolve to the map pack.

Paid campaigns

Google Local Services Ads for real estate (Google Screened), Zillow Premier Agent placement where the numbers work, and Google and Meta campaigns pointed at the funnels above rather than at a home page. Spend is gated on the follow-up loop being live first, so a paid lead never waits on a voicemail.

Site chat bot and after-hours capture

A chat bubble that answers process questions, captures a lead with the buyer's areas or the seller's address, and hands it to the CRM and the agent's phone. It never quotes a value, negotiates, or gives advice that requires a license; it books the conversation.

Agents do not log into a page builder. They send an email.

The agent emails the request

A new listing to feature, a price change, a closing to turn into a story, a new headshot, a paragraph to add to the about page, a review to answer. It goes to the agent's Principal Harbor address the way a note to an assistant would, with photos attached.

An AI agent drafts the change

The agent reads the request, pulls what it needs from the site, the CRM, and the client record, and drafts the update: the new page, the edited copy, the story with its gallery. Anything it is unsure about comes back as a question instead of a guess.

Owner and team approve, then it publishes

The draft is checked against the compliance rules below, then queued for approval. Small changes are approved by our team; anything visible on the site that speaks for the agent, a story, an article, a new page, is approved by the agent first. On approval it deploys, and the weekly report card records what changed.

Compliance checks on everything that publishes

Real estate advertising is regulated at the federal, state, MLS, and association level. The rules are encoded once and every draft is checked against them before a human sees it.

Fair housing language

Every page, story, and ad is screened under the HUD advertising guidelines for language that describes who should live in a home rather than the home itself ("family-friendly", "exclusive", "safe" aimed at a group), and for anything in neighborhood copy that could read as steering. The Equal Housing Opportunity statement and logo are on the site.

License and brokerage disclosure

The agent's name, license status, and the brokerage's registered name appear where state rules require them, in Florida that means adjacent to every point of contact, and team names never imply a brokerage that does not exist. NAR Article 12 (a true picture in advertising, firm name readily apparent) and the brokerage's own advertising policy are loaded into the client record and checked too.

MLS and IDX display rules

Every displayed listing carries the listing firm and broker contact ("Courtesy of"), the MLS disclaimer and copyright line, and a last-updated stamp, refreshed within the 12-hour window the NAR IDX policy sets. Listings the seller excluded from IDX never appear, and a listing that closes or goes under contract drops off as soon as the feed says so.

Truthful claims, reviews, and client privacy

No fabricated reviews, no "number one agent" claims without a source, and no client story without consent. Story photos have location metadata stripped and addresses are reduced to the city. SMS nurture runs on written consent, 10DLC registration, and honored opt-outs (TCPA), email follows CAN-SPAM, and the search, gallery, and form pages are held to WCAG 2.2 AA because IDX search and lead forms are the top targets of accessibility demand letters.

A weekly report card, one page

Every Monday the agent gets a short email, not a dashboard login.

Leads captured and where they came from, calls tracked, return visits, reviews received, and which pages and articles earned impressions and clicks in Search Console this week versus last.
